Top Ten Things You Should Know BEFORE Choosing a Contractor
For most of us, choosing a contractor is a lot like picking a piece of fruit. We know what we like but we really have no idea of how to choose between one piece and the other. At the end of the day, you either choose the cheapest (usually not a good choice) or the one we liked the best. We've put together some guidelines (based on common sense and experience) to follow and some questions to ask yourself before you make the decision.
Whomever you choose is going to be in your life for a while so keep these ideas in mind when you choose.
1. What Do You Want Done?
Everything starts with a vision. A successful project starts with your vision of what you want. You need to be able to clearly explain what you want. "I want a new kitchen" or "We need to update the lobby." is a good start but the more specific you can be the better chance you have of getting what you want.
2. What's your Budget?
There are a lot of variables that go into any construction or home improvement project and they can all be adjusted based on your budget. Have a budget in mind before you talk to a contractor and tell them what you're willing to spend. This information will help you pick the design specifications and materials that match your budget. You can't buy a Cadillac on a Ford budget, so pick the level of work you want done and stick to it.
3. What's Your Timetable?
Do you need your project done next week? a month? a year? Make sure the contractor you're dealing with is available on your schedule. Sometimes the necessary permits and/or materials needed for your job can take time to procure. Knowing this in advance will let you plan appropriately and avoid unnecessary delays (and headaches).
4. The Right Fit
You don't call an electrician to fix your toilet. There are specialists of all types out there and you want to find the one that does what you need. Look around! Do some research and ask a lot of questions before you choose a contractor. Do you need a general contractor or a specialist? Do you need finish work done or demolition?
Once you know they have the skills, make sure they mesh with you on a personal level. You're going to be dealing with this person for a while so make sure you can work with them.
5. Can They Do It?
Schedules, crews, workloads, materials and permits all need to be coordinated. Sometimes you find a contractor who is the right fit for you and your job but they just can't squeeze you into their schedule. Many contractors will tell you it's no problem to work you in but once you make a deposit, the schedule gets pushed or you get half the manpower initially promised. Make sure they have the time and resources to meet your needs and your schedule.
6. Have They Done It Before?
Actually check their references! Past experience is going to be your best guide on their ability to do your job. If all the references you get are for building decks, do you want them doing your roof? Look for someone with experience doing what you need done.
7. Are they Licensed?
Different areas require different licenses and certifications. Every state has licenses and certifications for contractors. Make sure your contractor has the necessary licenses for your area.
8. Who's on the Team?
Unless it is a one-man job, there are going to be other workers and/or sub-contractors involved. Find out about these people. How many are needed? Are they employees or sub-contractors? Who is going to mange them? Have they worked together before? The more you know, the better off you are.
9. Who do I Talk to?
Once the job starts, make sure you know who is managing it day to day. Who do you talk to keep updated on the project or to ask questions. There should be a single-point of contact so you always know whom you can talk with to get things done.
10. When is it Done
When the job is complete there should be a final walk-thru with the Contractor or someone from his team. At this point you can review everything that has been done and make sure it meets your standards. Don't miss this step or two months later you'll be finding things that were overlooked and at that point it will be difficult to get anyone back to fix it.
